Grand Cascade Group

Grand Cascade Group’s Mission is to engage in the acquisition and management of outstanding care homes both in the UK and internationally, while remaining focused on providing extraordinary care, having outstanding CQC ratings and exceeding residents’ expectations.

What we do

Grand Cascade Group is an investment consortium engaging in the acquisition and management of outstanding care homes both in the UK and internationally.

Grand Cascade has a very strong, experienced Board of Directors, composed of 170 years of senior leadership and business experience across many industries, functions and transaction types with a particular concentration in care homes.

We are on a mission to become a leading player in the assisted living industry and to become a major force determining the future of this industry in the UK. We see an excellent opportunity for significant growth consolidating this currently highly fragmented industry.

Why Care Homes ?

Strong industry fundamentals – huge macro economic and demographic trends

RECESSION PROOF SECTOR

The care home industry has strong fundamentals, huge macro economic and demographic trends. In England, the ratio of existing units per 1,000 population of potential downsizers is currently 256. This means there are around four people wanting to downsize for every existing retirement living home in the UK.

GROWING MARKET

. The retirement Living private market is to increase by over 50% to £44bn by 2022. Growth is being driven by demographics, economics of investment and the changing mindset of older purchasers. Also, as the population is ageing, there is an increase in demand for care housing and senior healthcare.

AGEING POPULATION

The elderly population in every corner of the world is growing, and at 71 years the average human life expectancy is the highest it’s ever been.Whilst the total European population will increase by 2% between 2015 and 2030, the elderly population (above 80 years old) will grow faster; by 38% in the same period of time

HIGHLY FRAGMENTED INDUSTRY

There are approximately 12,000 care homes in the UK, with the vast majority being own by single owners. The biggest players in the UK represent respectively 6.8% of market share each. According to Ibisworld, 86,4% of the market is represented by smaller players. This is an opportunity for us to grow by acquisition and consolidate this fragmented industry

BUILDING A REAL ESTATE PORTFOLIO

By acquiring the freehold on the care home we are building a real estate portfolio with a high brick and mortar valuation which provides safety and collaterals for our investors

GOOD PROFIT MARGINS

In the care home sector, we observe profit margins around 20 to 30% of EBITDA, which allow us to have enough free cashflow to cover the debt service in order to finance our acquisitions.
